Before we start designing, we set up the project properly.

This stage involves:

• Preparing accurate existing drawings of the site and any existing buildings

• Creating a 3D digital model of the site and existing house (for renovations)

• Modelling key site constraints, such as height-to-boundary planes and planning envelopes

This groundwork ensures design decisions are based on reliable information and helps avoid surprises later in the process.

Using insights from the initial review, we explore design ideas that respond to your brief, site characteristics, climate, and any planning constraints. We present sketches and simple 3D visuals to help you choose the concept that feels right for you.

Once a concept is agreed, we refine the design with more detail — including layout, materials, and overall structure. If a Resource Consent is needed, we work with planners and other specialists to prepare and submit the application.

After Resource Consent approval, we produce the detailed drawings and specifications required for Building Consent and for builders to price and build from. We coordinate with engineers and other consultants to ensure everything fits together smoothly.

We help you determine the best way to price your project, run the tender process if needed, and prepare builder contracts.

Construction is the most complex phase — and where good coordination matters most. If you choose, we can administer the contract on your behalf, including regular site meetings, managing variations, certifying progress payments, and ensuring the work aligns with the design documentation.

Beyond architecture, we can advise on furniture, lighting, finishes and colour palettes so that the design feels complete and intentional..
