    For purchasers who need clarity before going unconditional

    The Pre-Purchase Feasibility Review is a high-level, on-site assessment designed to support early decision-making when considering a property purchase.

    This service provides practical guidance on what may be feasible in principle, highlights key risks and constraints, and outlines likely consent pathways — without the time or cost of a full written report.

    It is suitable for new builds, renovations, minor dwellings and subdivision, subject to planning controls.

    What’s included

    • 60–90 minute site visit

    • High-level review of relevant planning controls

    • Identification of key site constraints and opportunities

    • Discussion of development potential in principle

    • Commentary on likely consent requirements and risks

    • Verbal feedback provided on site

    • Follow-up bullet-point email summarising key points discussed

    • Advice is preliminary and based on available planning information

    • This service does not include building condition assessments, surveys or specialist consultant reports

    • Advice is provided to support early decision-making only

    • Sites outside the Auckland metropolitan area will be subject to additional travel costs.

    The Needs & Options Review is a comprehensive feasibility assessment, provided in the form of a written report.

    This service is suited to clients who are serious about progressing a project and need a clear understanding of constraints, opportunities, development potential and the steps required to move forward with confidence.

    It is suitable for new builds, renovations, additions, minor dwellings and subdivision, subject to planning controls.

    What’s included

    • Site visit and review of client brief, budget and timeframe

    • Full review of council planning controls

    • Review of property file and title
      (including easements and covenants)

    • Identification of key site constraints and opportunities

    • Assessment of development potential

    • Outline of possible options for the project

    • Recommended consent pathways

    • Recommended project team and next steps

    • Written feasibility report summarising findings and advice

    What this service provides

    • A clear understanding of what is achievable

    • Early identification of risks and constraints

    • A structured roadmap for progressing the project

    • The fee is for single residential projects within the Auckland Metropolitan area. Additional charges may apply for larger scale developments or projects outside Auckland.
